The Washington Mills building was the first project Lanie Finbury identified for the Architectural Heritage Foundation, which had not undertaken a preservation project for more than 30 years. This underutilized 250,000 square foot mill building has since been converted into 150 loft style apartments at a cost of approximately $40 million. Lanie not only identified the property but played a leadership role in the adoption of an overlay district to allow residential use in an industrial zone. Additionally, she obtained a Massachusetts budget earmark of $2,800,000 to fund predevelopment work, named the team members including the architect, and provided preservation consulting services to make the project eligible for rehabilitation tax credit equity. Lanie provided project management oversight and succeeded in obtaining property tax abatement and state economic development incentives. Moreover, Lanie facilitated the financing from the City of Lawrence and a $1,000,000 grant from the state for infrastructure improvements, including the bridge in front of the mill.
