Lanie Finbury and Fred Phillips identified two underutilized mill buildings adjacent to the Hamilton Canal in Lowell, Massachusetts. These functionally related properties which contain more than 350,000 square feet were once the home of the Hamilton Mills, one of Lowell’s earliest textile mills and are connected by bridges spanning the Canal.

Fred and Lanie prepared and presented successful acquisition proposals for each building, which were under separate ownership. These efforts subsequently created the scale needed to justify investment in the buildings. Fred and Lanie negotiated purchase agreements, prepared financial feasibility analyses, and tax credit applications. Additionally, Fred and Lanie’s advocacy helped to convince the City of Lowell to build a new five storing parking garage adjacent to the site. Lanie applied for and received a Save America’s Treasure Grant from the National Park Service for preservation of one of the buildings.
